News & Updates Black Cat expands into Leeds as we continue to grow across the North Black Cat is continuing its UK growth with the launch of a new Leeds office, strengthening its reach across Yorkshire, the Northeast and the wider northern market. With established teams already operating across the Northwest, the move into Leeds will give Black Cat greater depth across both sides of the northern market. It allows us to build stronger local relationships, support more clients on the ground and continue developing the kind of regional presence that reflects how our clients actually work. “For us, Leeds feels like a natural next step. That is why we are delighted to confirm the promotion of Amie McGagh to Leeds Office Lead, alongside her continuing role as Public Sector Lead. Amie has played an important role in developing our public sector offer and building trusted relationships with clients across the UK. Her new leadership role in Leeds reflects both her contribution to Black Cat so far and the opportunity we see to build a strong, locally rooted team in the city. We are also really pleased to welcome two Leeds-based colleagues to Black Cat: Tom Shaw, who joins as Director, and Lucy Chappell, who joins as Associate Director. Tom and Lucy both join us from Gleeds, bringing significant experience across public and private sector work. Their expertise adds further strength to our offer, particularly around building compliance, fire regulations and the kind of clear, commercially focused advice that clients expect from Black Cat. A greater presence across the North This move is not just about opening another office. It is about investing in a city, backing a talented team and continuing to build a business with genuine regional strength. Leeds gives us another platform to grow our presence across Yorkshire and the Northeast, while strengthening our ability to support clients across the North as a whole. News & Updates What BGF’s investment means for Black Cat & our clients Our recent investment from BGF marks an important moment in Black Cat’s development. More than a decade after we started the business, it gives us the backing to continue growing our team, expanding our regional presence and strengthening the services we provide to clients across the UK and Ireland. When Black Cat was founded in 2015, the ambition was straightforward: to build a consultancy that gave clients practical, honest advice, while creating a workplace where talented people could do their best work. That approach has helped us grow into one of the UK’s leading independent building consultancies, with 93 employees, a growing network of offices and projects managed totalling more than £734 million across 83 million sq. ft. We have also been recognised as the Best Medium-Sized Place to Work in the Building & Construction Industry in The Sunday Times Best Places to Work 2026. The investment from BGF will help us build on that progress. Why BGF? BGF is the UK and Ireland’s most active growth investor, providing patient, minority capital to ambitious businesses. Its approach is designed to support founders and management teams over the long term, without taking control or imposing a fixed timetable for growth or exit. That was important to us. We were not looking for an investor to change Black Cat or impose a formula on the business. We wanted a partner that understood the importance of long-term growth, regional expansion, strong leadership and a distinctive culture. “We’ve never wanted to grow simply for the sake of putting more dots on a map. The point is to build a better business, with the right people, the right expertise and the capacity to give clients the same level of attention as we grow. BGF gives us the backing to do that properly.” Ben Golby, Director & Founder BGF’s portfolio includes businesses as different as Gousto, Emma Bridgewater, Brompton and Cass Art. We’re clearly not comparing Black Cat to a recipe-box company, a pottery manufacturer, a bicycle brand or an art retailer. The relevance is in how these businesses have used investment to become more capable while retaining a clear sense of who they are. BGF first backed Gousto in 2015. Its investment helped the business strengthen its team of chefs and nutritionists, broaden its sales and marketing activity, increase its technology capability and develop new fulfilment centres. BGF subsequently made seven further investments, supporting Gousto’s growth into a business valued at more than $1 billion in 2020. Emma Bridgewater provides another useful example. The £8 million investment made in 2020 supported further UK growth, international expansion and increased output from its Stoke-on-Trent factory, while the business continued to be built around its distinctive designs and traditional manufacturing approach. Brompton shows how investment can support innovation and international growth while protecting a strong independent identity. BGF’s £19 million investment was intended to help the business expand into new markets and invest in new technology and robotic manufacturing capabilities. At the time, Brompton exported 80% of its bikes to more than 40 countries. Cass Art is perhaps the clearest parallel with Black Cat’s regional ambitions. Following its £3.2 million BGF investment in 2013, the business planned to expand beyond London through new stores and further investment in its e-commerce platform. Its stated ambition was to connect with creative communities across the whole of the UK. The common thread is clear. Investment can help a business reach more people, develop its team, improve its systems and respond to growing demand, without losing the qualities that made it successful in the first place. “The important thing for us is that Black Cat still feels like Black Cat. We’ve built the business around being straightforward, accessible and good at what we do. The investment gives us more room to invest in our people, develop our services and be where clients need us, while keeping that way of working at the centre of it.” Stephen Barnes, Director & Founder What will the investment mean for clients? For our existing and future clients, the investment will create greater depth, expertise and resource. It will support us to: Expand into new locations where clients have asked us for local expertise; Recruit and develop more talented people; Strengthen our specialist service lines; Bring together expertise across a wider range of disciplines; Invest in the systems and infrastructure needed to support a growing business; and Continue delivering practical, senior-level advice as clients’ portfolios and projects become more complex. Our clients will continue to work with the same direct, approachable Black Cat team. The difference is that we will have greater depth behind that team, allowing us to support more instructions, respond to changing requirements and provide a broader range of expertise as projects develop. The appointment of Ian Plumb as Non-Executive Chair will also bring valuable experience to the business. Ian has a strong track record of supporting ambitious founder-led businesses through periods of growth, helping them retain the culture and values that made them successful in the first place. For us, this is not about becoming a different kind of consultancy. Black Cat launches Environmental Consultancy service

News & Updates Black Cat launches Environmental Consultancy service Environmental risk is now a core part of commercial property decision-making. Whether acquiring, funding, leasing, redeveloping or disposing of an asset, clients are increasingly having to consider environmental liability, sustainability credentials, regulatory compliance and long-term site risk alongside the more traditional building consultancy advice. That is why we are pleased to launch our new Environmental Consultancy service, led by Andrew Griffiths, who joins Black Cat as Associate Director. Andrew, based in Glasgow, will support clients nationwide across the UK and Ireland, further strengthening our technical coverage and reflecting our continued commitment to growing Black Cat’s reach across key regional markets. He joins us following eight years at Hollis Global and brings extensive experience in environmental due diligence and transactional risk advisory. He has supported clients across single-asset instructions and large-scale portfolios of more than 100 sites, working with commercial and institutional lenders, developers, investors and occupiers. His expertise includes contaminated land risk assessment, environmental permitting, pre-lease advisory, development monitoring and the supervision of Phase II site investigations. He has also supported clients through the planning process, advising on environmental submissions for sites earmarked for redevelopment. For us, this is a natural next step. Over the last 18 months, we have expanded our specialist advisory offer with the launch of ESG and Development Advisory services. Environmental Consultancy adds another important layer, helping us provide comprehensive joined-up advice across the full lifecycle of a property transaction. By bringing environmental due diligence in-house, we can help clients identify risk earlier, make more informed decisions and keep transactions moving. Andrew commented: “By bringing environmental due diligence in-house, Black Cat is positioned to offer clients a more joined-up service across the full lifecycle of a property transaction, from acquisition and pre-lease advice through to development monitoring and disposal. “Environmental considerations are now a central part of commercial property decision-making. Our role is to help clients understand the risks, respond pragmatically and keep transactions moving.” Since joining Black Cat, Andrew has already delivered environmental due diligence on a portfolio of student accommodation assets, working to a tight timescale to meet the requirements of a US-based lender and support a smooth transaction. This launch is another example of Black Cat investing in specialist expertise where we know our clients need clear, practical advice. It also strengthens our ability to provide national coverage with local understanding, supporting clients across the UK and Ireland with straightforward commercial property advice. News & Updates Andrew Griffiths joins Black Cat! We’re delighted to welcome Andrew Griffiths to the team as Associate Director, leading the launch of our new Environmental Consultancy service line. Based in Glasgow and supporting clients nationwide, Andrew brings more than eight years’ experience in environmental due diligence and transactional risk advisory. His expertise includes contaminated land risk assessment, environmental permitting, pre-lease advice and development monitoring. Andrew’s focus is simple: providing clear, practical advice, backed by robust scientific understanding, to help clients identify environmental risks and make informed commercial decisions. In his own words: “From my first day, I could see what kind of company Black Cat is – one with great people doing exceptional work. I’m excited to establish our Environmental Consultancy service line and bring environmental advice directly into Black Cat’s wider building consultancy offer.” Outside of work, Andrew enjoys trail running through the Scottish countryside, making the most of Glasgow’s music scene and fitting in as many holidays as the bank balance allows. Meet Ollie Spriggs, our new IT Director

News & Updates Meet Ollie Spriggs, our new IT Director! We’re delighted to welcome Ollie to Black Cat! Ollie joins us with more than a decade of experience across IT leadership, service delivery and technical support, with a clear focus on helping people work smarter and making technology feel practical, useful and straightforward. At Black Cat, he’ll be supporting our growing team, strengthening our technology capability and helping make sure our systems continue to evolve with the business. He brings strong experience across cloud technology, Microsoft 365, infrastructure and service management, all underpinned by a real commitment to giving people a great user experience. Ollie is also passionate about the practical use of AI, and will be helping us identify sensible opportunities to improve efficiency, support collaboration and help our people get more value from the tools they use every day. Outside of work, Ollie is happiest outdoors. You’ll usually find him surfing, cycling, climbing, or trying to improve his padel game. Progress continues to take shape on site for Zeta Analytical!

Following on from our previous update, significant progress continues to be made, with both the enabling works and M&E installations advancing in line with programme. Key mechanical milestones have now been achieved, including the installation of condensers, the air handling unit and fume extract ductwork, while all first-fix pipework is complete. https://bcteam.centillionhub.com/wp-content/uploads/2026/06/Zeta-Analytical-part-2-update-social-clip.mp4 Electrical works are also progressing strongly, with containment completed throughout the project, first-fix installations substantially complete and data infrastructure nearing completion. Second-fix activities are now well underway across the development. It’s great to see the project continuing to build momentum, with the wider team maintaining a strong focus on safety, quality and programme as we move towards the next phase of delivery. Black Cat Takes on the Elifar Challenge! ????

News & Updates Black Cat takes on the Elifar Challenge! ???? A valiant team from Black Cat + BCAM swapped surveys, strategies and spreadsheets for a day of competition at the annual The Elifar Foundation Challenge, joining businesses from across the retail property industry to raise money and awareness for a fantastic charitable cause. The challenge tested both body and mind, with teams taking part in a wide range of physical and cerebral activities throughout the day. While we’re not quite troubling the Olympic selectors just yet, we were delighted to finish a respectable 15th out of 20 teams, with plenty of determination, teamwork and good humour on display along the way. The Beaconsfield weather certainly kept us on our toes, serving up everything from sunshine to torrential rain, but thankfully we’d brought enough of our brand new Black Cat hoodies for the 200+ attendees to get themselves warmed up after a proper soaking. At times it looked like a Black Cat convention! ???? Most importantly, it was a brilliant opportunity to support an important cause, spend time together outside the office and enjoy some friendly competition with colleagues and peers from across the sector. A huge thank you to the organisers (especially BCAM’s very own Rosalyn Rudman), the volunteers and everyone who took part.
